With the guidance of the Property Manager, the Property Inspector will work as an integral part of the Columbus House Facilities and Permanent Supportive Housing case manager teams. The Property Inspector will complete HQS/ HUD inspections, facilitate landlord mediation, initiate lease negotiation, conduct income verification, and calculate reasonable rent payments. The Property Inspector will work with current housing staff across the CAN as well as partnering agencies in Middlesex County, Wallingford-Meriden and the New Haven area in order to maintain a working list of landlords and rental properties suitable for our clients. The Property Inspector will ensure that the client has access to the appropriate rental units, accompanying him/her on viewings. Meanwhile, the Property Inspector will ensure that the client's income verification and paperwork are in order so that they can move quickly upon identification of an appropriate unit.
Qualification, Knowledge, Skills and Abilities required
Bachelor's Degree, minimum of two years' experience in subsidized housing or related field of endeavor. Financial literacy and mathematic ability is essential. Knowledge of Fair Housing laws, housing Quality Standards, leasing procedures and inspection methods required. Solid customer service experience/approach; ability to work with diverse populations; ability to work independently and ability to work with improvement teams and foster teamwork. Excellent computer, organizational and time management, written and oral communication and public-speaking and presentation skills required. Valid Driver's license with a good driving record.
Duties and Responsibilities
Assisting clients with securing affordable housing by: Develop and build positive relationships with landlords. Complete Housing Quality Standards inspection form. Conduct apartment/unit inspections; identify inspection deficiencies and follow-up with Landlords, property owners and tenants. Assist in resolving landlord and tenant issues. Assist with Environmental Reviews and Rent Reasonableness. Maintain a timetable for inspections and leases; Conduct yearly, monthly and weekly inspections of scattered sites, shelters or any other inspections as assigned. Organize and maintain lease renewals, tenant and office files in a safe and secure manner. Oversee move in and move out inspections. Create reports and purchase orders as needed. Work with other Columbus House and key community partner staff as appropriate. Other related duties as assigned.
Supervised by: Property Manager
Salary: $17.30 to $18.50 per hour plus excellent benefits.
Schedule: Monday thru Friday 9:00 a.m. to 5:00 p.m. with some flexibility
